What is a Granny Flat?

Technically a Granny Flat is an ancillary dwelling; it is practically a secondary living space that is independent of the main house with a maximum of 70sqm of floor space which may be either attached or completely separate.

A Granny Flat does not have its own title and cannot be sold separately from the main dwelling. It can be rented separately and occupied by parties unrelated to the owners of the land.

What does a Granny Flat cost?

Depending on size, construction material and quality, a Granny Flat will cost between $100k and $140k installed and ready to occupy.
If you choose to build a quality, well designed Granny Flat, in most cases this will have a positive impact on the value of your property. The greater the increase in value, the more the costs incurred will be justified.

Can I build one?

Recent changes in the R-Codes have made it possible for all properties 450sqm and above to potentially have a Granny Flat on them. There are building codes that need to be complied with however, but on a block of this size it is highly likely we can fit a Granny Flat into the property.
Depending on the construction method, the times will vary from 1 week for quality pre-fabricated homes to 4 months for traditional construction.
